Common Myths and Facts About Building a New Home
Myth: We can’t afford a custom home.
Fact: The cost of a Frontier home is often the same or lower per
square foot than that of a production home. By the time you pay for the
upgrades with production builders, you will often spend more to have a home
like everyone else’s rather than having a custom home built with higher standards and
exactly the way you want it.
Myth: I would prefer to build a custom home, but we can’t wait a year
or longer to move in.
Fact: A Frontier home less than 5,000 square feet will take approximately six
to seven months to build. This schedule is the worst-case scenario, allowing for
lost rain days and other non-controllable factors. Larger homes, up to
10,000 square feet, usually take about seven to nine months to build based upon complexity.
Additional time may be required for special construction specification including steel framing,
basements, tilt wall, and other special construction methods.
Myth: I saw an idea on the Internet, but I was told by
someone at work that builders either don’t allow you to make changes
or charge a lot of money to make changes.
Fact: At Frontier, we encourage you to customize your home
to fit your lifestyle. There is no cost difference for our clients
whether they make one change to a plan or create a completely new custom design.
Myth: Builders make huge profits on upgrades, and I won’t have
a choice but to pay if I want the upgrade.
Fact: True, most builders do make huge profits on their upgrades.
However, at Frontier, our Builder Cost Purchasing System allows you to buy
flooring, lighting, hardware, and other home accessories at our cost. This
has saved our clients tens of thousands of dollars on their homes. It
allows you to decorate your new home with nicer amenities that you could
not have done with other builders.
Myth: I heard working with an architectural designer is an
expensive, time consuming, and arduous task.
Fact: Unlike most builders, your Frontier team encompasses
an accredited architectural designer who will assist you in designing
your new custom home at no charge. This is very beneficial in many ways.
The most important is your expectations and preferences are told directly
to your builder rather than to an independent design firm. This minimizes
the possibility of miscommunication. The other important item is that
because we do both the design work and the construction of custom homes, we can tell you what
various items will cost during the design process. This allows you to
keep your house within your budget during the design process while
minimizing revision time and design costs that would otherwise be
associated with using an independent firm.
Myth: All homes are built the same.
Fact: Frontier’s homes are built with foundation systems using
25% more beam concrete and more steel than found in most foundation
systems. Frontier’s framing packages also use stronger and higher-grade
lumber than most builders use. This results in both a stronger structure
and straighter walls.
Myth: I heard I will have to do a lot of the “leg work” if I
build a custom home.
Fact: At Frontier, we have created and are constantly improving
systems to make the design, build, and decorating processes fun
and efficient for our clients. Some of our systems that ensure we
achieve this include an in-house decorator for our clients to consult
with, custom timeline schedules detailed for each job, an interactive
design and build program to keep our clients informed, and a detailed
series of inspections and reviews to ensure your job is running as planned.
